Two large elegant rooms on two floors on the front of this building feature amazing views of Bernal Heights, Mission and East Bay Hills. The top room features a fireplace and lots of windows Hardwood floors throughout with exception of the completely tiled bathroom Nicely renovated kitchen with stainless steel appliances including gas stove, dishwasher, disposal and granite counter. There's six rooms altogether 3 with large closets but bathroom off one of these rooms means we can only call it a 2 bedroom. Protected deck along most of the side of the building makes outdoor living easy. Backyard has lots of potential and amazing views from every angel. There's a washer dryer in the mid-level basement where the gravity furnace provides heat throughout the house One of the two entryways is awaiting permit approval with City of San Francisco for replacement and should not be used except in an emergency. Garage is used for owner storage but off-street parking in front of it is available. TRANSIT: J-Church stop is short walk away at 22nd and Church. Dolores Park stop at 20th and Chursh is also a good option. NEIGHBORHOOD: Dolores Heights is a hilly neighborhood named after Dolores Park. It borders The Castro to the north, Dolores Park to the east, Noe Valley to the south, and Upper Market to the west. Parts of it are so steep that the Muni Metro J Church line has to be routed through Dolores Park and into the Liberty Hill area before rejoining Church Street in Noe Valley at 22nd street. Many streets within Dolores Heights are dead-end cul de sacs connected by steep staircases with beautiful views. As a result, the area has become a favorite for morning boot camps. It is a relatively affluent and quiet neighborhood with a mixture of Victorians, apartment buildings, and detached houses. In part due to its elevation, Dolores Heights does not have homeless issues visible in The Castro and Mission District. Benefiting from Twin Peaks blocking the strong winds and fog found almost year-round in San ]Francisco, Dolores Heights remains relatively warm, sunny and fog-free.
