I moved to New York in the summer of 2011, this apartment was perfect for me and my roommate. What started as all lollipops and rainbows diminished to the worst last year of my life. Our landlord seemed to like us at first and we never had issues. The super at the time was wonderful and would stop by for any issues. However after he left and the landlord was left in charge things quickly went downhill. In our time spent other tenant had issues but i never knew there severity, until my time came. She was always unorganized when renewing our leases and it would take weeks of bugging her. Then maintenance started falling through the cracks. There was a leak from the toilet in the apartment above us that her solution was to spray tilex to get rid of the mold but not fix it, then of course water burst out months later and they had to repair the ceiling (the only way this happened was me threatening not to pay rent till it was fixed) She conveniently added maintenance charges into our next lease... So when the microwave broke i bought my own. She then decided (illegally) that she wouldn't renew our lease the following year as she wanted her daughter going through a divorce to live there, and kept insisting we move out early. I told her no and we would let her know if and when we decide to move. In short this led to her basically making our lives hell until we decided to move. We went about 4-5 days with no hot water, as she didn't feel this was an emergency to send a plumber over the weekend after we went downstairs and asked twice. I called 311 and she screamed at me that she has 7 days to fix it, in which i returned i know the law regarding rights to hot water in NYC. I told her i would not remove the call until the issue was fixed... She still waited till Monday to call a a plumber. Only to have to order parts to replace etc. Then summer came and my mom came to visit for my birthday from Oklahoma. She emailed me saying i had to have her approval for guests...wrong. My mom has a service dog, she then retorted i have to pay a fee for the dog...wrong. I told her my mom would come show her the papers if she had any legal questions. My mom went downstairs to show her, in turn this crazy woman started screaming at my mom and refused to look at the paper's (i should also mentions my landlord would have crazy fits and right them all down in emails to me which i kept just in case) since this woman was screaming my mom said to please calm down before she called a lawyer into the issue as her daughter kept every written response. The landlord burst past the desk and ran into my mother and started screaming assault and she would call the police. So my mom left the office, and to cover herself called the police, since they supposedly already did. Turns out they didn't call the cops, they responded to my moms call and ended up having a write up against them filed. Then she tried to accuse me of having a subletter (aka my mom visiting for a week) and sent me an email revoking my lease immediately. Needless to say the stress was just too much and the woman got her way (also never gave me my security deposit back. My advice....stay far away from the property.....stay far away from Larissa Greenberg....stay far away from Modiano Realty....and if you don't...record everything!
